The CPF Property Debt Fund is available to wholesale investors (as that term is defined in the Corporations Act).
Accordingly, an Investor in the Fund generally needs to fall within one of the categories below:
A person, or a company or trust controlled by a person, who has net assets of at least $2.5 million and has provided a certificate to the Trustee issued by a qualified accountant no more than two years ago certifying that this is the case; or
A person, or a company or trust controlled by a person, who has gross income for each of the last two financial years of at least $250,000 and has provided a certificate to the Trustee issued by a qualified accountant no more than two years ago certifying that this is the case; or
An investor who subscribes for Units with a minimum amount of $500,000; or
Professional investors within the meaning of section 9 of the Corporations Act;

Investors can choose individual loans generally presented via an Information Memorandum and typically the loans will have the following features:
Targeting greater than 7.75% p.a. (nett of fees)
Registered first mortgage over property
Investors choose which loans they invest into
Typical Investment Term
12 to 18 months

The loans are secured via a registered first mortgage over property.
Investors have a high level of transparency and can pick and choose which loans suit their investment parameters.
Loans are generally for a 12 to 18 month term which means investors’ funds are not tied up for long periods of time.
